Gym & Pool
Induction forms must be completed before access will be given. Pool hours are 6.00am to 10.00pm.
Moves in & out
Monday to Friday only (excluding public holidays).
8.00am to 4.00pm (Must be booked through office).
Garbage chutes are located on each level. Recycle bins are located in basement one. Note: No glass to be put down garbage chutes.
Bikes can be stored in the bike racks in basement 1. Access is via the public car park. Bicycles must not be stored on common property.
If you can’t locate your space see the Building Manager.
Owners Corporation (OC) can take no responsibility for thefts from cars, so be aware, and don’t leave valuables in cars.
If someone parks in your car space there is nothing management can do other than leave a note on the offender’s car. We recommend you try leaving a note yourself in the first instance.
Owners Corporation Rules
The Owners Corporation Rules have been developed to protect both tenants and owners. They include rules regarding noise, security, changes to external appearance/fixtures. They should be read and understood by all tenants and owners.

Breaking of the rules can result in action being taken against the offender under the OC Act. Action taken can ultimately end up being adjudicated at VCAT and court orders being issued.
Fire door inspection
All apartment front doors are fire rated. These require an annual test and adjustment. You will be required to allow access once per year. Notice will be issued advising you when this is to happen.
Tribeca is controlled by an automatic Fire Alarm Warning System. This will notify if an evacuation is necessary. The Primary Evacuation Site is Powlett Reserve located on the corner of Albert Street and Powlett Street. Please take note of the evacuation plan on your floor opposite the lift.
The smoke detectors located inside each apartment are not connected to the evacuation system. They are hard wired into the power supply and contain a battery backup. Please Note: If you burn food in your apartment do not open the apartment door. Open your windows and balcony doors to remove the smoke. This will avoid an accidental MFB call out as the corridor smoke alarms are wired through to the MFB.
Your Contact details
Please complete Resident Information Sheet. This information is required for security reasons as well as your wellbeing. If there is an emergency (ie: dishwasher pipe bursts) we have a contact.
There is no master key to your apartment. If you are locked out, you need to call a locksmith. The Building Manager does not have access. Try Omega Locksmiths on 9689 3488.
As per OC Rules, please ensure NO clothes, clothes racks or towels are hung on balconies. This only serves to make the complex look untidy.
Owners Corporation Committee
The committee consists of elected voluntary owners who meet regularly to ensure that the OC rules are followed, oversee the property managers, ensue the correct management of the OC funds occurs and to ensure that the building is maintained on an ongoing basis.
